Exterior Painting in Old Bridge, NJ

Old Bridge is a big township. Over 65,000 people live here, and the housing goes from beach cottages in Laurence Harbor to colonials on cul-de-sacs in Woodhaven. Red Trim Painting handles residential exterior work across the entire township. We know the ranches near Sayre Woods, the split-levels off Route 9, and the vinyl-clad Cape Cods in Madison Park. Each part of town has different homes built in different decades, and each one fails differently when the paint gives out. That is what makes this work local. A crew that has not driven these streets will miss things that matter.

What We See on Old Bridge Homes

Most of Old Bridge was built between the late 1950s and the early 1990s. The median construction year is 1972. That means a huge percentage of the housing stock is now 50 or more years old, and the exterior surfaces show it.

The ranches and split-levels in the older sections near Browntown and Sayre Woods South typically have vinyl or aluminum siding from the original build. Vinyl holds up longer than most people think, but after 30 years it starts to warp on south-facing walls and the color fades unevenly. Painting vinyl is a different job than painting wood. You need a paint that bonds to the slick surface and flexes with temperature swings. Use the wrong product and it peels inside two summers.

Aluminum siding is the other common material on homes from the 60s and 70s. It oxidizes over time. Run your hand across a panel that gets afternoon sun and you will feel the chalk. That oxidation has to be cleaned and treated before any paint goes on. Skip that step and the new coat has nothing to grip.

Closer to the water in Laurence Harbor, homes deal with salt air on top of everything else. Salt accelerates paint failure on wood trim, metal railings, and even vinyl fastener points. A porch railing three blocks from Raritan Bay will need recoating twice as often as the same railing in Spring Knolls five miles inland.

Then there are the newer neighborhoods. Woodhaven, Madison Crossing, and the developments off Route 516 have homes from the 1980s through 2000s. These are mostly vinyl-sided colonials with wood trim around windows, fascia boards, and garage door frames. The vinyl stays in decent shape, but the wood trim is where problems start. Peeling paint on fascia boards, caulk pulling away from window frames, and water stains under gutters where the drip edge was not installed right.

Our Exterior Painting Process

Every job starts with a full walkthrough. We check every wall, soffit, and trim board before quoting anything. You get a written estimate within 24 hours that breaks down exactly what we are going to do and what it costs. No ballpark numbers.

Prep takes the most time and makes the biggest difference. On older Old Bridge homes, that means pressure washing to remove dirt and oxidation, scraping any loose or peeling paint, sanding rough spots, and re-caulking every seam and joint. If wood trim has started to rot, we repair or replace it before priming. Painting over bad wood is a waste of money. We use bonding primer on any bare or oxidized surface so the topcoat locks in. For more on why prep matters, see our page on exterior painting preparation.

We apply two coats of premium acrylic latex on most surfaces. Product choice depends on the material and exposure. South-facing walls in direct sun need a paint that resists UV fading. Trim near gutters needs something that handles constant moisture. We walk you through the options before we start. More on choosing the right product is on our exterior paint selection page.

A Recent Old Bridge Project

A raised ranch off Throckmorton Lane near Sayre Woods South had original 1970s aluminum siding that had chalked badly on the front and west-facing sides. The homeowner had tried a quick power wash and paint job a few years back, but the new coat was already peeling because the oxidation was never treated. Our crew hit every panel with an oxidation wash, let it dry for two full days, then spot-primed with a bonding primer before applying two coats of acrylic latex. The wood fascia under the front gutter had cracked at the grain from years of freeze-thaw cycles. We scraped it back to solid wood, primed with an oil-based exterior primer, and topcoated to match. Five days total, and the front of the house looked like it did in 1975.

Great company for your painting needs. Uril explains all the work in detail and continually keeps you updated on the process. They are considerate of your time and do not use high pressure sales tactics. Pricing is very fair and the painters are very professional in their approach to their work. Looking forward to having them do the interior painting on our house as well.See the four attached photos for a small comparison of before and after.

Although I decided not to have my home painted by Red Trim, I’d like to thank Ernil for spending so much time at my house during the estimate. He was very patient and set the expectations very thoroughly. Knowing that I just bought the house, he was very generous and brought over amazing baked goods. Had an absolutely amazing experience working with Ernil and his team. To start with, he's one of the most detail oriented and honest vendors I have ever worked with. We had to travel for extended times during the weeks our house was being painted and Ernie went out of his way to update us, keep things on track and ensured our property was taken care of like his own. Now the paint bit! Fantastic job all around. The house looks like new. Would not consider hiring anyone else for my painting needs in the future. Highly recommend!

Frequently Asked Questions

How much does exterior painting cost in Old Bridge?+
It depends on the size of the house, the condition of the surfaces, and how much prep work is needed. A typical 1,500 to 2,000 square foot ranch or split-level in Old Bridge runs between $5,000 and $8,000 for a full exterior repaint. We provide a detailed written estimate after the walkthrough so there are no surprises.
How long does an exterior paint job take on a typical Old Bridge home?+
Most single-family homes take 3 to 5 days depending on the prep required. Homes with significant peeling, wood rot, or caulk failure take longer because we fix those problems before painting. Weather can also add a day or two if we get rain mid-job.
What time of year is best for exterior painting in Old Bridge?+
Late spring through early fall gives us the best conditions. We need dry days with temperatures above 50 degrees for proper paint adhesion and curing. In central New Jersey that typically means April through October, though we can sometimes push into November if the weather cooperates.
Do I need a permit for exterior painting in Old Bridge?+
Exterior painting alone does not require a permit in Old Bridge Township. If the project includes structural repairs, lead paint abatement, or significant carpentry work, a permit may be needed. We handle the paperwork if that applies to your job.
Are you licensed and insured to work in Old Bridge?+
Yes. Red Trim Painting Services LLC holds NJ Home Improvement Contractor License 13VH11727400. We carry full liability insurance, workers compensation coverage, and are bonded as well. We are happy to provide proof of insurance before starting any project.
Do homes near Laurence Harbor need special paint because of the salt air?+
Homes within a few miles of Raritan Bay are exposed to salt spray, which accelerates corrosion on metal surfaces and breaks down paint films faster than inland homes. We use marine-grade primers on metal trim and railings in those areas and recommend shorter recoat intervals for wood surfaces exposed to direct salt air.
My vinyl siding is faded but not damaged. Can you paint it instead of replacing it?+
Yes. Painting vinyl siding is a common job for us in Old Bridge. The key is using a paint formulated specifically for vinyl that bonds to the surface and expands and contracts with temperature changes. We clean the siding thoroughly, apply a bonding primer if needed, and use a color no darker than the original to prevent heat warping.
