What We See on Old Bridge Homes

Most of Old Bridge was built between the late 1950s and the early 1990s. The median construction year is 1972. That means a huge percentage of the housing stock is now 50 or more years old, and the exterior surfaces show it.

The ranches and split-levels in the older sections near Browntown and Sayre Woods South typically have vinyl or aluminum siding from the original build. Closer to the water in Laurence Harbor, homes deal with salt air on top of everything else. Salt accelerates paint failure on wood trim, metal railings, and even vinyl fastener points. A porch railing three blocks from Raritan Bay will need recoating twice as often as the same railing in Spring Knolls five miles inland.

Then there are the newer neighborhoods. Woodhaven, Madison Crossing, and the developments off Route 516 have homes from the 1980s through 2000s. These are mostly vinyl-sided colonials with wood trim around windows, fascia boards, and garage door frames. The vinyl stays in decent shape, but the wood trim is where problems start. Peeling paint on fascia boards, caulk pulling away from window frames, and water stains under gutters where the drip edge was not installed right.

A Recent Old Bridge Project

A raised ranch off Throckmorton Lane near Sayre Woods South had original 1970s aluminum siding that had chalked badly on the front and west-facing sides. The homeowner had tried a quick power wash and paint job a few years back, but the new coat was already peeling because the oxidation was never treated. Our crew hit every panel with an oxidation wash, let it dry for two full days, then spot-primed with a bonding primer before applying two coats of acrylic latex. The wood fascia under the front gutter had cracked at the grain from years of freeze-thaw cycles. We scraped it back to solid wood, primed with an oil-based exterior primer, and topcoated to match. Five days total, and the front of the house looked like it did in 1975.

Red Trim Painting did a great job sealing the bricks on our chimney. The first day they washed the bricks to remove any debris. Two days later they came back to seal the bricks. (The bricks had to be wet and clean, but not too wet.) The owner, Ernil, was there the whole time.
