Exterior Painting in Edison, NJ

If you are looking for an exterior painter in Edison, you probably already know your house needs work. Maybe the siding is chalking. Maybe the trim paint is cracking off in sheets. We see it every week here. Red Trim Painting works on homes across Edison Township, from the 1960s split-levels in North Edison to the colonials near Clara Barton to the ranches off Inman Avenue. Each neighborhood has different housing stock and different problems. A walkthrough in Menlo Park Terrace looks nothing like one in Bonhamtown. We know the difference because we have been painting in this town for years, not because we read about it online.

What We See on Edison Homes

Edison is big. Over 107,000 people live here, and the housing stock spans about five decades. Ranches and split-levels from the 1960s and 70s with aluminum siding. Vinyl-clad homes from the 80s and 90s. Wood clapboard colonials and brick-front Cape Cods closer to Pumptown and Clara Barton. Each material ages differently, and each one fails in its own way.

Aluminum siding is the one we deal with most. Decades of sun bake the factory finish until it chalks. Run your hand across a south-facing panel on a house off Oak Tree Road and your palm comes away white. That is the old coating disintegrating. Paint over it without treating the oxidation first and the new coat peels inside a year. We see this constantly.

Wood trim fails differently. Fascia boards under gutters, window frames, porch railings. On anything older than 25 years, count on peeling paint, grain cracking, and caulk that has pulled away from the joints. Central Jersey humidity does not help. Hot summers swell the wood. Winter freezes shrink it. That cycle breaks coatings down faster than people think.

Then there is mildew. Homes in lower spots near the Raritan River or in Bonhamtown get it on north-facing walls and anywhere shade sits all day. If you paint over mildew, it grows right through the new finish. It has to be killed and cleaned first.

Our Exterior Painting Process

We start every job by walking the entire house. Every wall, every corner, every soffit. We check what is failing, what is still sound, and where water has been getting in. You get a written estimate within 24 hours. Not a ballpark. A line-by-line breakdown of what we are going to do and what it costs.

Most of the labor on an exterior job is prep. For aluminum siding, that is an oxidation wash, spot sanding where needed, and bonding primer on every chalked panel. Wood gets scraped to a sound edge, sanded smooth, filled where it is cracked, and primed before any topcoat goes on. Prep is the part most contractors cut corners on. We do not. Our full guide on exterior painting preparation explains why it matters.

Then we paint. Acrylic latex on most siding. Solid-body stain on certain wood elements. What goes on depends on the material, the sun exposure, and what is already on the surface. Our exterior paint selection page breaks down how we choose products for each situation.

Services We Provide in Edison

Siding painting covers vinyl, aluminum, wood, stucco, and fiber cement. Most homes in Edison have vinyl or aluminum, but we handle all of them.

Wood surface painting for trim, fascia, soffits, window frames, railings, and porch elements. This is our most requested standalone job in Edison. The wood goes before the siding does, every time.

Deck painting and staining for backyard decks, porches, and stair systems.

Exterior metal painting for gutters, downspouts, railings, and garage doors.

Second-story and high-access painting for two-story colonials and split-levels. A lot of Edison homes are two stories. We bring the right equipment.

Complete exterior repaints when the whole house needs to be done top to bottom.

A Recent Edison Project

Raised ranch off Plainfield Avenue in North Edison. Built in the early 70s. Original aluminum siding, painted once about 15 years back. The front of the house faces south and the coating was gone. Chalked completely. The wood fascia under the front gutter had peeled to bare wood in three spots, and every window on that elevation had caulk pulling away from the frames.

We hit the aluminum with an oxidation wash and let it sit for 48 hours. Spot-primed every chalked panel with bonding primer. The fascia got scraped back to sound wood, sanded, hit with an oil-based exterior primer, and topcoated to match the new siding color. Re-caulked all window perimeters with elastomeric sealant. Two coats of acrylic latex on the siding. Four days, start to finish.

Great company for your painting needs. Uril explains all the work in detail and continually keeps you updated on the process. They are considerate of your time and do not use high pressure sales tactics. Pricing is very fair and the painters are very professional in their approach to their work. Looking forward to having them do the interior painting on our house as well.See the four attached photos for a small comparison of before and after.

Had an absolutely amazing experience working with Ernil and his team. To start with, he's one of the most detail oriented and honest vendors I have ever worked with. We had to travel for extended times during the weeks our house was being painted and Ernie went out of his way to update us, keep things on track and ensured our property was taken care of like his own. Now the paint bit! Fantastic job all around. The house looks like new. Would not consider hiring anyone else for my painting needs in the future. Highly recommend!

Frequently Asked Questions

How much does exterior painting cost in Edison?+
It depends on the house. Most jobs in Edison land between $5,000 and $12,000. A single-story ranch with aluminum siding in decent shape costs less than a two-story colonial where the wood trim needs scraping and priming. We give you a written estimate with exact numbers before anything starts. No surprises.
How long does an exterior paint job take on a typical Edison home?+
Three to five days for a single-story ranch or split-level. Five to seven for a two-story home or anything with heavy wood trim work. Rain and high humidity push the schedule since we will not apply paint in bad conditions.
What time of year is best for exterior painting in Edison?+
Late spring through early fall. Paint needs temperatures above 50 degrees and low humidity to bond properly. May through September is the sweet spot in central New Jersey. We book up fast in those months, so plan ahead if you can.
Do you need a permit for exterior painting in Edison?+
No. Edison Township does not require a permit for repainting or color changes. If you live in an HOA community, check your association\u2019s color approval rules before you schedule. That is the only thing that can hold up a project.
Are you licensed and insured to work in Edison?+
Yes. NJ Contractor License 13VH11727400. Full liability insurance and workers\u2019 compensation. We are licensed in all New Jersey.
What type of paint do you use on aluminum siding in Edison?+
100% acrylic latex. It moves with temperature swings, fights chalking, and holds color longer than oil-based options. But the paint is only as good as the prep underneath it. Skip the oxidation treatment and bonding primer, and no paint on earth will stick to chalked aluminum.
Do older Edison homes need lead paint testing before exterior painting?+
Homes built before 1978 could have lead paint on exterior surfaces. We follow EPA RRP guidelines for anything in that age range. This comes up a lot on the older colonials around Clara Barton and Pumptown. We will walk you through the testing options at the estimate.
