A pre-war farmhouse in Bradley Gardens has plaster walls and oil-based trim that has not been touched in forty years. A 1972 split-level off Chimney Rock Road has wallpaper in the hallway glued straight to bare drywall. A 2004 colonial near Washington Valley Park has vaulted ceilings, two-story foyers, and builder-grade flat paint that started showing every scuff mark after six years. Each of those homes needs a completely different prep approach, and skipping the diagnosis is how paint jobs fail within two years.

What We See Inside Bridgewater Homes

Bradley Gardens and parts of Finderne have the oldest stock in the township. Pre-war farmhouses, workers’ cottages, most built before 1940. Plaster walls and ceilings throughout. The material holds up, but decades of settling open hairline cracks at corners, around door frames, and along ceiling joints. Roll latex over cracked plaster without priming it first and every crack telegraphs right through the finish within weeks. We have seen it on dozens of homes along Old York Road.

Trim in these older homes is oil-based. You spot it by the yellowing near radiators and heat registers. It chips in thick hard flakes instead of peeling. Scuff-and-recoat does not work on old oil. It takes a full sanding, bonding primer, then waterborne alkyd to get a hard finish that will not yellow again.

The 1960s and 1970s brought the biggest construction wave. Colonials, split-levels, and ranches went up across Green Knoll, along Route 22, and through the neighborhoods between Route 28 and Foothill Road. Drywall replaced plaster, but wallpaper was everywhere. Bedrooms, dining rooms, hallways. Pulling wallpaper off drywall without tearing the paper face takes patience and the right adhesive softener. Underneath you usually find decent drywall, but the residue needs proper washing and priming or the new paint bonds unevenly.

The 1990s and 2000s wave built up closer to I-287 and Route 202-206. Larger colonials and townhome clusters in Green Knoll and Martinsville. Open floor plans, vaulted ceilings, builder-grade flat paint on smooth drywall that marks and scuffs easily. Finished basements are standard in these homes and often need work when the main floors get repainted.

Our Interior Painting Process

Every job starts with Ernil walking the house. He checks the walls, tests the trim for oil base, looks for moisture, and notes what has been painted over that should not have been. The goal is knowing what the surfaces need before quoting anything.

On most Bridgewater homes, prep is half the project. Setting compound fills the cracks, rough spots get a skim coat, everything gets sanded smooth and primed before topcoat. Floors and furniture are covered before we open a can. Nothing gets painted until the surface under it is right.

Product choice matters more than most homeowners expect. A bathroom calls for a different formula than a bedroom ceiling. Basements need moisture resistance. Sheen depends on traffic and natural light. We go through all of that during the estimate so there are no surprises after the paint dries.

A Recent Project in Martinsville

A 1978 colonial on a wooded lot off Washington Valley Road. Four bedrooms, a dining room, and a finished basement. Every bedroom still had wallpaper from the early nineties. The dining room had a textured ceiling the homeowner wanted smooth. Trim throughout was painted over at least four times and the profiles had lost their crispness.

Four bedrooms, all wallpapered. We scored every sheet, stripped it wet, and washed the adhesive off the drywall underneath. Two of those rooms had damage from a previous removal attempt, torn face paper, so we skim-coated both before priming. The dining room ceiling had old texture that the homeowner wanted gone. We scraped it down, skimmed it, and sanded it flat. Every piece of trim in the house had been painted over so many times the profiles were soft. We sanded all of it back to a clean surface, hit it with bonding primer, and laid two coats of semi-gloss. Six days, eight rooms. The homeowner said the house felt like it lost ten years.
