East Brunswick is 22 square miles of Middlesex County with housing from almost every decade since the 1940s. The Turnpike came through in 1952 and the builders followed. Colonials, split-levels, ranches, and bilevels filled in around Cranbury Road, Rues Lane, and Old Bridge Turnpike. Newer construction pushed toward Route 18 and the Farrington Lake area in the 1980s and 1990s.

What We See Inside East Brunswick Homes

Dunhams Corners, Tanners Corner, and the blocks off Old Bridge Turnpike have the oldest homes in the township. Cape cods and farmhouses from the 1940s and earlier. Plaster on every wall, horsehair in some of it, and oil-based paint layered over itself five or six times on the trim. You press a fingernail into a windowsill and hit a ridge of old drips that have been painted over for decades. The walls crack at every corner and around every door frame because plaster moves. If you just roll paint over those cracks, they come right back. Setting compound first, then prime, then paint.

Colonial Oaks, Newton Heights, and the neighborhoods off Rues Lane and Cranbury Road are all 1960s and 1970s construction. Split-levels, bilevels, colonials. Drywall instead of plaster, but wallpaper everywhere. Dining rooms, kitchens, hallways, sometimes bedrooms. Pulling that wallpaper off drywall without destroying the paper face underneath is what we do more than anything else in East Brunswick. The trim is oil-based in almost every one of these homes. You can spot it by the yellowing around heat registers and the way it chips in hard flakes instead of peeling. Put latex over that without a bonding primer and a scuff sand and the new coat slides off within a few months. We finish trim with waterborne alkyd that flows out smooth and does not yellow back.

Closer to Route 18 and the Farrington Lake side, the 1980s and 1990s homes are bigger but built cheaper. Flat builder-grade paint on every surface, hollow-core doors that dent if you look at them, MDF baseboard that swells along the bottom edge if it has ever seen water. The paint in these homes wears fast because it was the lowest bid product from the start.

Our Interior Painting Process

Ernil walks the house before we price anything. He runs his hand along the walls, scratches the trim to check for oil base, looks at every ceiling for water stains and cracks. You get a written scope that tells you exactly what we are fixing, what we are painting, and what products go on each surface.

Most East Brunswick jobs are prep-heavy. We fill cracks with setting compound, sand everything flat, reset every nail pop, and retape any joint that has let go. If there is wallpaper, we score it, strip it wet, wash the adhesive off the wall, and prime before any color goes on.

A bathroom gets a different product than a bedroom. Basements with moisture need vapor-retarding primers before finish coats. We match the product to the room and the surface.

Then two coats minimum. Cut lines by hand, full roller passes on the field, brush work on all trim and detail. We do not spray residential interiors. Brush and roller gives a tighter finish that holds up longer.

A Recent Project Near Farrington Lake

Bilevel off Summerhill Road, built in 1972. Three bedrooms, a basement den, two half baths. The walls had not been painted in close to twenty years and every bedroom still had the original textured wallpaper from when the previous owner redecorated in the early 1980s.

We scored every sheet, stripped it wet, and washed the adhesive off the drywall underneath. Two of the bedrooms had torn face paper from a bad removal attempt years back, so we skim-coated both before priming. Downstairs, the den had moisture stains running along the base of two walls. We checked with a meter, confirmed the water issue had already been fixed, hit the stains with shellac primer, and put two coats of mildew-resistant eggshell over everything. Six rooms, nine days.
